ADU: A Gentle Density Solution
Gentle Density refers to a planning and development approach that aims to increase a number of housing units in a given area while preserving the existing character and scale of the neighborhood.
This approach is often seen as a more equitable way to address the housing crisis as it does not displace existing residents and it allows people to live closer to their workplaces, schools, transportation and other amenities.
- ADU: Accessory Dwelling Unit is an independent dwelling unit located on the same lot as a single family home. The ADU is smaller than the main house and used to be called a granny flat or carriage home.
- Duplex – two dwelling units of approximately the same size located in one building. These can be side by side or one on top of the other.
- Cottage Court – a group of 4-6 homes, attached or detached that are organized around a shared amenity such as a shared driveway or courtyard.
- Boutique Multi-family building – 3 or more residential units located in the same building. These can be a former historic mansion converted to condos or a brand new building, possibilities are endless.
Since 2020, single family property owners in Princeton are eligible to reimagine what can be done on their property. Any single family property can have an ADU – rented or sold separate from the main home. Many properties can have duplexes and other forms of Gentle Density housing that can help provide desperately needed housing and help current homeowners with their cost of living in Princeton.
